Frequently Asked Questions

  • When can I schedule a showing?

    Please contact us to schedule a showing. Please list the dates and times that work best for you and we will do our best to accomodate your schedule.

  • Who needs to fill out an application?

    Any adult over the age of 18 will fill out an application and pay the non-refundable application fee.

  • Do you run background checks?

    Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history. 


    If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

  • Do you require a security deposit?

    Yes. The amount varies per rental, but the standard is 1 month's rent.

  • How long is the lease term?

    Leases normally run for one year, sometimes with an option to renew.  Depending on the unit, we may be able to work with you on different terms.

  • How quickly can I move in?

    We will work to get you moved in according to the timeline that woks best for you. Your move in date depends on the status of the property you will be leasing.

  • What does the tenant portal do?

    The Tenant Portal is an online tool provided for you at no cost. You will be able to:

    1. Pay your rent online.
    2. View your previous and upcoming payments.
    3. Add your renter's insurance information (if needed).
    4. Submit and track maintenance requests.
  • Why should I rent with you?

    We are committed to providing fair, accurate information on the condition of every property.


    We strive to ensure that all requests and questions are addressed in a fast, positive manner and to exceed your expectations. 


    We are ready to fulfill your property rental requests and assist you in every way possible.

  • Do you allow pets?

    Pets are allowed at most of our properties. All pets are required to be cleared by our managemnet team.  Once a pet agreement has been signed and approved, pet fees will be determined based on the following criteria: 


    $250 non-refundable pet fee (up to 2 pets) + Monthly Pet Rent Based on Size

    $15/month pet rent for an animal that is 20lbs or less

    $25/month pet rent for an animal that is  20-40lbs

    $35/month pet rent for an animal that is  40-55lbs

    $50 / month pet rent for an animal that is  55-75lbs


    Pets must meet breed restrictions. The following dog breeds and/or mixes are restricted.

    Pet Policy for Cats:

    ·  Indoor cats only (cats may not roam freely outside).

    ·  Cats must be spayed-neutered and immunized.

    ·  No cats permitted at furnished properties


    Goldfish (and other small aquarium fish) are permitted, and do not require special permission. Tenants may have a goldfish without paying any pet fees.  However, large aquariums over 10 gallons are not permitted.


    Birds are permitted in single-family homes with a pet deposit and pet fee. Birds are not allowed in apartments to avoid noise disturbances of other tenants.


    Small mammals, like a weasel, hamster, or mouse, are allowed with pet deposit and pet fee.


    Any reptile, fish, or animal that is considered poisonous or venomous are prohibited.


    Exotic animals are prohibited.


    The breeding of privately-owned animals is prohibited.


    No more than 2 pets

    No pets weighing over 75lbs

    Combined weight of pets cannot exceed 100lbs

    Pets must be spayed/neutered

    No pets younger than 1 year at the premises


    VISITING PETS ARE NOT ALLOWED. There is a $500 Fine for each unauthorized pet (or restrict breed) located at the property (regardless of who owns the pet)

  • If something is broken, will you fix it?

    We will always fix everything that is our responsibility as outlined in your lease agreement. 


    If there are any damages that are not covered, please let us know and we may have a contractor that we can recommend.

  • How often is rent due and how can I pay it?

    Rent is due monthly usually on the 1st of each month. 


    Depending on the property, you may be able to pay rent automatically online through credit card (with a fee), debit card, or ACH (eCheck wire transfer).


    One-time payments may also be available in your tenant portal. 


    If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed. 


    Alternatively, you can drop off or mail a personal check, certified check, or money order to our office at any time.

  • How do I access my Tenant Portal?

    If the tenant portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.

  • What are the requirements to become a tenant?

    All applicants (over the age of 18) must submit a completed and signed application, signed resident selection guidelines, their 3 most recent pay stubs (or another document proving proof of income), a copy of their valid ID, and their payment of the application fee. You can complete all of these via the online application associated with each property.


    A $40.00 non-refundable fee per adult 18 years and older is required to submit an application.  This includes a full background and credit check.


    Before applying, please review the following guidelines we use for determining tenant approval:


    Income:

    Total monthly net income of all lease holders must be presented. We require you to make at least 2.5x the amount of rent to qualify without a co-signer. A cosigner needs to make 2.5x the amount of rent. 2 consecutive paycheck stubs must be presented at time of application to process application. Independent contractors will need to show last year’s tax return as proof of income.


    Criminal:

    No violent or drug-related felonies.

    No sex offenses of any kind.

    No charged or convicted felonies within the last 5 years, and no imprisonment for felonies within the last 5 years.

    No crimes against landlords or rental properties.

    No convictions or pleas to any crime involving metal theft, vandalizing properties, or otherwise damaging properties.

    No arson convictions or pleas.


    Evictions:

    NO eviction filings in the last 7 years are permitted. If an eviction is greater than 7 years it MUST be paid in full. You must consent to a reference check on your previous landlords. If you leave off a landlord on your application and it shows up on your background check it could mean an automatic disqualification. Bankruptcy history is acceptable if your accounts are all in good standing with creditors. Debts to utilities companies such as water, trash, electric, landlords, and cable MUST be settled in full prior to acceptance.


    Age Requirements:

    Lease holders must be at least 18 years of age, must complete an application for approval, and sign a lease.


    Our company complies with ALL fair housing laws including those that prohibit discrimination based on race, color, religion, sex, national origin, familial status or disability.


  • What utilities are tenants responsible for?

    Each property has different utility requirements, so the tenant’s responsibility will vary based on the property. Typically, you can find this information in our individual listings or by contacting a property manager.

  • Do you allow smoking?

    We are smoke-free at all properties.   Properties with private outdoor access may prearrange a designated smoking area with the landlord that is not shared or disruptive to adjacent properties.  These areas must be kept clean at all times.

  • Do I need renters insurance to live here?

    Yes!  Renters insurance is required for all tenants.  Coverage can be added easily purchased through our tenant portal.

  • Do I have to sign a lease?

    Yes. We will not give you keys or access to the property without signing a lease first. The majority of our properties come with a 12-month lease stating the responsibilities of both tenants and landlords covering the whole tenancy period.

  • How can I submit a rental application?

    Applications for all of our properties are done online.  Please visit our properties page to submit an application for a particular unit.  

  • How long does it take to process an application?

    Generally, we can receive your application, complete screening, and have the results in 24 hours or less.  An acceptance of your application does not mean that it guarantees tenancy at one of our properties.  In the situation that multiple applications are submitted and approved, we will notify all applicants within 72 hours whether or not we will be moving forward in the lease process.

  • Are you accepting any new landlords and rentals to manage?

    To ensure the same high level of service and quality, we may only accept new properties if we have the capacity depending on the time of year.


    Our main goal is to help manage your properties, remove all the stress and headaches, free up your time, and generate passive income on your real estate investments.

  • What is your management fee?

    We will work with you to find a management fee structure that works for your rentals and is a win-win for everyone.

  • Where will my property be advertised?

    We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more.


    We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

  • How often will I receive distributions & how are they made?

    Owner's distributions are typically disbursed by the 15th of the following month by either check or ACH.

  • Do you screen the tenants you lease to?

    As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

  • Can I login to an owner portal to view payments?

    Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like maintenance requests, and owner statements so much easier and transparent between all parties.
